In collaboration with our long standing client, Distinctive Homes, the Residences at 7th and 7th is a boutique, 39-unit redevelopment of a 0.245ha (0.6 acre) parcel of land located at the corner of 7th Street and 7th Avenue in downtown Canmore.
Project Details
The site was re-designated to a Direct Control land use by METAFOR and others to allow the site to be developed as a medium density multi-family use.
The site was designed creatively to ensure that development along the street aligned with the existing form and scale of the neighbourhood, while allowing for a 4-storey apartment building to be constructed to the rear and west side of the site. This allowed for increased density while minimizing impacts to views from the public realm.

Ideally located, the site encourages walking and cycling, and due to its proximity to downtown, commercial services, public transit, and facilities.
The proposed infill development helped address the current demand for affordable housing in Canmore, as there is currently a severe shortage of product in the Canmore market. The site provides a mixture of market residential and Perpetually Affordable Housing (PAH) units.
